The Facilities / Physical Plant Director enjoys rolling his/her sleeves up to keep our busy fitness center functioning and looking it's finest.
Every day and every season will bring new challenges as you provide preventative maintenance, equipment repairs, general cleaning and compliance to safety protocols and policies. This includes regular inspection of the Fitness & Wellness Center building, grounds and equipment. The manager is directly responsible for all repairs, vendor communication and coordination with contractors to ensure that all work meets applicable codes and regulations. You will have financial management responsibilities managing your budget; assessing equipment and facility needs and capital reserve resources. You will assume Manager On Duty shifts (MOD).

PRIMARY DUTIES AND RESPONSIBILITIES
- Oversees general cleaning/maintenance of interior and exterior facility to ensure quality standards are met and maintained in adherence to all state, local laws and CDC guidelines.
- Conducts weekly maintenance audits (walk-through) with Director to determine ever changing punch list projects status.
- Supervises, schedules and inspects maintenance/cleaning staff (housekeepers) and/or cleaning subcontractors.
- Competency handling chemicals, cleaning solutions and related materials to ensure safety of self, staff, guests and members.
- Maintains preventative maintenance and documents repairs in maintenance log, including all equipment pieces/parts.
- Repairs equipment immediately upon breakage; including but not limited to ordering parts and using express delivery when necessary.
- Remains on-call during off schedule hours and reports immediately upon notification of facility emergencies.
- Conducts all electrical, plumbing and HVAC repairs not requiring a certified technician.
- Performs all minor carpentry, painting and construction work.
- Maintains proper lighting for center facility through constant monitoring and anticipation of lighting replacement needs.
- Works in conjunction with subcontractor to properly maintain pool equipment and testing log.
- Removes and replaces pool bubble cover seasonally with frequent monitoring during weather storms for damage assessment and repairs needs. (if applicable)
- Ensures safety, cleanliness and general maintenance of grounds and accessibility of parking lots.
- Maintains proper records and administration of invoices, project bids and work orders. Inspects timely and satisfactorily completion.
- Maintains inventory of janitorial supplies, paper products at competitive pricing within budget allowances and using company preferred vendors. May also be asked to pick up supplies, parts and/or other items determined necessary for the maintenance/safety of center facility and equipment, upon request and under the direction of the Executive Director.
- Ongoing Inspection of facility on a daily basis to eliminate potential risk and danger of safety hazards.
- Assists Executive Director in the production and execution of an annual capital reinvestment plan.
- Attends weekly Managers meeting to promote quality team management of center facility and operations.
- Actively participates in quarterly safety inspections and audits (walk through).
- Assumes Manager On Duty shifts (MOD).
- Attends all safety committee meetings, training’s and at the discretion of Executive Director may assume responsible for coordinating/facilitating meetings and any additional safety projects as assigned.
QUALIFICATIONS
Preferably, 2 to 5 years in construction, painting, interior physical plant and exterior grounds general maintenance/repairs, understanding of HVAC systems, general cleaning, light plumbing and electrical, experience keeping a variety of equipment in good working order and ability to replace parts, belts etc on fitness equipment. Supervised others with ability to effectively communicate, motivate, problem solve and resolve conflicts in a timely fashion. Possess basic computer knowledge (i.e. Microsoft Suite including Outlook, Word, and Excel).
PHYSICAL ENVIRONMENT/WORKING CONDITIONS
The Manager will be working in a professional health club environment. This position may be exposed to outdoor and indoor projects with prolonged periods of standing, walking, bending, stretching, reaching, lifting and climbing. Travel maybe required to various Healthtrax locations, company activities, networking events, training sessions and/or asked to pick up supplies, materials necessary for repairs and upkeep at the Center.
